      If you have an alternative form of valid ID yes. If not, you'll need to get that updated before you can close.

    I saw a floorplan for a 2 bedroom/2 bath house with an in-law suite. This physically laid out with the intention 0f an adult caring for an elderly parent, the kitchen/sitting area is missing an oven, but has a sink, microwave and fridge under the counter, there is a separate bedroom and bathroom. Would this be considered a single-family home for permits or a legal 2 family? As a rental, would you suggest separate utilities if it needs a separate permit, or would a permit make separate utilities required? The front door is positioned so a nonstructural wall can be used as a partition dividing the two living areas.

      Hey J-Mack - my opinion would be that it would be considered a single family home. Any rental properties I own I always have in the name of the tennant.

    Hey Jimmy! I have been watching you for a while now, you know your stuff for sure. I'm a USMC veteran that recently was award 90% TDIU, and retired Correctional Officer who is also in the processes of receiving SSD. My monthly income is $7200 currently, Tgis will change in about 9 months. I am working with another UA-camr, who like yourself seems to have their ducks in a row. In the top 1% of loa origanators. So my question to you is, If my monthly income currently is 7200, would you advice against a monthly mortgage around $3,400 or $ 3,500? One more thing to consider. I have a very low debt-to-income ratio and I have the SSD pending($2000 approx) Keep up the good work! Thak you for puttingout great information.

      Would you be receiving PCS orders to Florida? If the answer is no I beleive you'd run into an occupancy issue according to VA guidelines.

      Hello - yes 1 year is the minimum. However, there may be exceptions for example a servicemember who gets orders unexpectantly.

However, I'll be going to FL, and the order mod is being processed. The loan processor said the statement of service will not suffice, the orders need to reflect FL before I can proceed. The issue is that I don't know when the order mod will be complete. So my question is; shouldn't the statement of service suffice? If not, is there something else that can be done? Please advice.       I think you're good. Minimum 90 days for active duty to be eligible for a VA Loan.

    For 100% service connected veterans in PA we are exempted from all taxes. In a FHFA loan with VA loan you only have to put 1k down at closing. If you in good standing for 10 years the closing costs are waived. So if you have instant equity in the home (buying my mom house) would they allow me to get the equity and pay off the closing cost and do a house hack after a year or two to get a quadplex? I understand I would need to switch to conventional loan before starting over again.

    I was looking at closing on a house, I got my COE, and I got prequalified. I was told I needed to put money down. A cashier check for $3500 to outbid the other buyers. Is this normal? I’m only asking because my parents and my battle buddies never had to put money down. I am 100% disabled and I have a honorable discharge.

    I am trying to buy a house, the bank just asked me for letter from my commander and myself specifically saying I am eligible to reenlist on my ETS date. But I am medboard approved and waiting form %. Which means I am leaving the army. How can I get trough that problem??

      This is unfortunate and in my opinion should have been relayed to you upfront by your lending team. You'll need to wait until you have your VAD % locked on before you can buy. However, if you're receiving retirment pay you may be able to document and use that. Please let me know if I can be of further help.

    I hope you get this, we want to do a cash out refinance on a VA we are in the process the beginning, we owe less than 100,000 on the home market value says it’s worth 311,000 and we want 200,000 cash is that gonna be possible also is the VA strict when it comes to appraisals my husband went through the roof and while he put the sheet rock back up, it still needs to be fixed, but there’s not a hole there thank you in advance. Also, how long does the process take?

      Gernally you can go up to about 90% of the homes appraised value. In this case 90% of roughly 311K is 279K. This includes closing costs and VA Funding Fee if applicable. Let me know if I can answer any additional questions.

    Has the time frame to rent out your VA loan home decreased from 1 year to 6 months?

      I've always said 1 year. However, we'd want to confirm with underwriting before you get too far in the process.

    Hi! I’m in active duty in the Navy, stationed in San Diego. I’d like to use my VA to buy my parents a house. They live in the LA area. They would pay the house monthly and it would be mine since I go “back home” to visit my parents often. Is this possible? Thank you!

      Good question. VA requires that the servicemember lives in the property.

    Hey Jimmy I have a question we are under contract on a house in a different state and our underwriter person told us that I needed a job offer before we could close our house if I'm not on the loan why is it required for me to have an offer letter before closing, is there a way around it like a email or a letter from potential employers about there interest in me or does it have to be straight to the point offer letter?

    Hey Jimmy! This is for either you or Phuong. When you guys talked about purchasing a home while deployed It seemed like you were talking about two solutions that could apply to different scenarios. What if I'm OCONUS and want to purchase a home but I am single with no family, this would be my primary residence post deployment. Could I make this happen? Otherwise I'm good to go LOL
